The Brief
These clients were moving from Melbourne to be with family and wanted a substantial home that featured a large room or shed that could house a 60-foot long model, electric railway. The brief was to source a home with a minimum block size of 800 sqm with 4 bedrooms, two separate living areas, a large room or shed and a pool. ‘Must haves’ were a green, leafy aspect and not to be too close to neighbours.
The Strategy
The biggest challenge was that the purchasers did not know Brisbane well and needed to see a few properties in a variety of areas to ascertain what they could get for their money. We spent a great deal of time showing them areas and when they found an area they liked, it was out of their price range due to their desire for a large block. We moved further out of the city and they got exactly what they were looking for.
The owner of the property was selling it himself without an agent, so we were able to remove our competition with our ‘For sale by owner’ strategy. It was challenging at one point when the owner stated that he was removing all the curtains to take with him. We had to explain to him that curtains were part of the fixtures and he was not able to remove them.
The Property
After a three-month search that took us from Brisbane West to Bayside, we purchased an attractive home North side in a court location. The home is a substantial two storey home, or ‘highset,’ that featured three living areas while the upstairs featured 4 bedrooms with suburban views. With plenty of indoor and outdoor living space for when the grandkids stayed, there is room for everyone! There is a large double garage with storage where our client could rebuild his railway and a pool centred amongst a beautiful tropical garden.
The Suburb
Bridgeman Downs is located 13 km North-west of Brisbane’s CBD. The majority of Bridgeman Downs, surrounded by Aspley, Albany Creek, McDowall and Carseldine is residential estate, established in the late eighties and early nineties. The resident population is relatively young, with many families choosing to live in Bridgeman Downs because of the larger homes and generous blocks.
