Every owner’s dream property: Brookfield
The Brief
Source a potential building site in a Blue-Chip Brisbane suburb suitable for a new house build. The block was to be a premium site as the end goal was that the home would be lived in by a family. The site should be near premium schools, however proximity to amenities and transport was not as important. Views and aspect were important with a preferability of North facing.
The Strategy
To review potential suburbs and establish the value of current on and off market opportunities. Values were established across a wide range of properties varying in the size of the block and the position. As the client was very flexible, we were able to present a wide variety of options and each was assessed for its desirability, liveability and suitability.
The Property
The property ultimately purchased is a hectare of land in Brookfield. It is the third closest acreage block that you can get from the city, high on a hill, North facing and had stunning 270-degree views of Mount Coo-tha. The property was a mortgagee sale and had been on the market for 12 months. Due to a default of the loan of the previous owner, the building pad was already cut and only needed expanding to make it larger. At the rear of the property, there featured a 90 sqm shed onsite which the family moved into for 18 months while the new home was being built.
The Suburb
Brookfield is a suburb to the west of Brisbane. It was named by Mrs J. S. Brimblecombe due to the creeks and gullies in the area. Brookfield is a semi-rural suburb consisting primarily of acreage properties. Although there are a small number of farms, the vast majority of property is residential. North of Brookfield are the forested hills and mountains in Aguilar National Park. Brisbane was occupied by the Jagera and Turrbal Aboriginal groups.
Famous to Brookfield is the Brookfield General Store and café which has a long history. It was built in 1874 as the school teacher’s residence for the new National School, later to become the Brookfield State School on Boscombe Rd. For the past eight decades this 140-year- old building has done the district proud and it the meeting place of locals, especially on Friday night which is ‘pizza night’! Pop in for some local produce and see the surrounding buildings dating back over 100 years. The Brookfield Showgrounds is home to the Brookfield Show, held every year.
