An emotional rollercoaster when the seller wants out of the contract: Sandgate
The Brief
We received a call from some potential buyers in Melbourne, who were attempting to purchase a property that they had seen previously on a trip to Brisbane. They had made the trip to locate a house for their interstate move. The brief was to ‘get us that house!’
The Strategy
The difficultly our clients were having was getting anywhere with the purchase. After discussions with them, they breathed a sigh of relief, and we took over negotiations. It was a minefield due to a frustrated vendor and an agent between a rock and a hard place. Once the contract was signed, the vendor wanted to terminate, therefore, we had to ensure that all contract conditions were met.
Fortunately, the bank didn’t delay us!

The Property
The property was situated on a 1012 sqm splitter block, which is essentially 2 blocks of land that sit adjacent and can later be subdivided. Comprising 3 bedrooms and character features throughout, the charming property is within walking distance to the waterfront. The appeal to the family is the large lawn and garden which can keep the kids occupied for hours. It is also in very close proximity to Sandgate Train Station, so the kids can get to school.
The Suburb
This bayside stretch, 16 km from the city, is made up of Shorncliffe, Sandgate and Brighton on Brisbane’s northside. With a seaside village feel, it is only a 25-minute drive from the CBD, and packed with a to-do list that would take months to complete.
Sandgate has seen some incredible growth over the years with the abundance of renovations and new house builds taking place alongside new bars and cute cafes appearing. There are some pretty great events on the calendar for the region, making it well worth settling down. Your best vantage points are anywhere along Flinders Parade from Sandgate to Brighton, and beside Shorncliffe Pier.
